Where do I pick up my keys? 200 W. Huisache (Next to SPI water tower)

Is the unit I am interested in available? Check the calendar for the property, by clicking icon "" 1. Enter your dates and click "search". 2. Go down the condo list and see if the unit is available.

Is the beach easily accessible? The beach and its road are maintained by the city, and they do the best they can to keep it clean and safe for all of our visitors. Noone is allowed to drive on the beach.

Beach access is available with limited parking spaces and restrooms, every two blocks from Harbor St. to Sunset St. Gulf interior condos means 2-3 minute walk to beach, located on the beachside of the island, no streets to cross. Remember the inhabited part of the island is only 2 block wide and 40 blocks long.

What do I do if I am planning to arrive after office hours? Call the office, the morning of your arrival, to setup key arrangements.

What do we do if we have an emergency? Call us at 956-792-3550

Do your properties allow pets? Pets are allowed in Pet Friendly Properties ONLY with a non-refundable $25/night fee. Violators will be asked to leave with no refund, and will be charged a $250.00 clean up fee. We will allow one pet no larger than 25 lbs. unless otherwise stated in a specific property description. Pets must be leashed at all times outside of the property as well as on the beach. If an unauthorized pet in found in any unit you will be asked to leave without warning or refund.

Do I have to bring sheets and towels? No, all our properties are supplied with one set of sheets for all beds. Yes, bring your beach and bath towels.

Is the kitchen equipped? The kitchen has coffee pot, toaster, pots, pans, flatware and dishes. NO blenders. Any specialty items you wish to cook with you will need to bring with you.

How old do I have to be to rent a property? The age requirement is 21 years of age, and you will be required to provide ID for verification.

Does everyone in my party have to be 21 years of age or older? No however there must be at least one parent/guardian/adult present the entire stay for all those under the age of 21 and they will be fully responsible for any and all damages to the property during the stay.

What is Self-Service? All our units are self-service and offer no maid service during the stay. We supply the start up supply of paper products. You will need to bring garbage bags, paper towels, coffee filters and bath tissue, as well as dishwashing soaps and bath soaps and laundry soap. You will need to bring your own groceries. You will need to bring your own beach and bath towels, chairs, toys, canopies, etc. We do not offer daily towel service but many of our units have washers and dryers.

Can I book for same day arrival? Yes but it will require you to call the office so we can process all paperwork, get signatures and check the property prior to your arrival.

Are there any other fees? There is a 14.5% Occupancy tax, 2% credit card convenience fee, and a linen fee.

Where can I find a copy of your Terms and Conditions and other important documents I should read? You can download all the necessary documents you need by CLICKING HERE. Additionally, everything will be given to you as part of the reservation process. YOU SHOULD READ ALL DOCUMENTS CAREFULLY.

What form of payment is accepted for my deposit and final payment? We only accept credit cards for reservations deposits at no charge. Final payment at check in - Cash, 4% credit card fee, NO CHECKS.

How much is the deposit and when is balance charged? Condo reservation deposit of one night (peak) rate is required at the time of confirmation. Your reservation deposit will convert to a damage deposit at time of check in. If there are no damages, your damage deposit will be credited to your credit card account in 7-14 business days after the unit has been cleaned. House reservation deposit of 1/2 of rental amount is required at the time of confirmation. Damage deposit is required at time of check in. If there are no damages, your damage deposit will be credited to your credit card account in 7-14 business days after the house has been cleaned. NO REFUNDS ON CANCELLATIONS.

Do I need to provide ID? A valid state driver’s license is needed when paperwork is submitted for reservation. The license must be for the person making the reservation and match the name on the credit card.

What is the cancellation policy? Condo cancellations made more than 30 days before arrival will be refunded, less a cancellation charge of $75.00. Cancellations made less than 30 days before arrival will be refunded if unit is subsequently rented, less a $75.00 cancellation charge. House cancellations, you forfeit your reservation/rental amount. No exceptions...

Do your properties provide Free WIFI? Some of our properties provide FREE Limited WIFI and some of our properties CHARGE a nightly fee for the service. Check on our vacation rentals listings information on our website for more exact details. As such we make no promises as to its speed or quality of connection.

Will there be a BBQ grill I can use? Many of our properties have grills so make sure you check the property notes prior to booking your reservation. Some of our properties including the coast are in areas of High Fire Danger and every precaution should be taken to dispose of lighted products in a proper manner that will not damage the property or any of the surrounding areas.

What do I have to do when I check out? Check out 12 noon. Remember to throw all your trash in the dumpster outside and wash all your pots, pans and dishes. Raise the temperture setting on the thermostat of the air conditioner to 80 degrees. Return keys and/or bracelets and parking permets to office, if office is closed put the keys and/or bracelets and parking petmits in the office key box on the fence.

Can I smoke in the property? NO, we have a very strict NO SMOKING policy and you WILL be charged if you decide to smoke in a property. When smoking outside you must make sure all doors and windows are closed. Some of our properties including the coast are in areas of High Fire Danger and every precaution should be taken to properly dispose of lit products in a proper manner that will not damage the property or any of the surrounding areas.

What time is check-in and check-out? Check-in is 3PM and check-out is 12noon.

Is there a late check-out fee? Yes, there is a $25.00 per hour fee charged if you check-out past the 12noon deadline.

Can we bring extra people to stay in the homes even if there are not enough beds? No. The reason why is simple. The homes are designed for a specific number of people. Additional people beyond the condo/house capacity will create a health and/or safety hazard.

Is your website secure? Yes, our website is Comodo secure.

Can we bring an RV or pop-up camper to the home? No RV's, campers or trailers are permitted on the property.

Bonita Isla Rentals a division of VIRO Investments Inc. is a privately owned company that specializes in diversified vacation rental properties and real estate services. Since 1999 providing professional and trusted real estate experience, our team is backed by a group of professionals focused on developing great vacation rentals for our clients.

Viviana and I started with just one condo, twelve years ago. Now we have 60 condos that we manage, and own 12 condos ourselves, so we know from first hand experience how hard it is to try to rent condos on South Padre Island.

Our advertising consists of two efforts. Internet marketing includes our website and 25 other generators, which steer leads from all over the internet to our main website. Print marketing includes the local bargain book which is circulated all over the Rio Grande Valley, San Antonio, Houston and Laredo. El Norte newspaper is distributed to Northern Mexico and Monterrey.

Most rental agency’s charge between 30 to 40 percent management fees, we have always charged 20% during Peak season and 10% during Winter season (Dec., Jan., and Feb.). We are quite a bit cheaper, since we don’t have the large overhead of an office and staff. Viviana and I answer all our calls directly from renters. Many of our renters feel very comfortable with us, because they are dealing directly with the owners and not a staff member who just works from 9 to 5. We are on call, all the time.

Our cleaning staff consists of 4 to 8 cleaning crews, who have several years experience. Our condo maintenance is handled by a local repairman, who has been with us for several years, and is knowledgeable on all types of repair work.

Policies & Information

REFUNDABLE Damage/Security deposit $ is due at Check in. Cash or Mastercard/Visa acceptable. Allow 7-10 days after departure for processing refundable deposit.Total amount of rental is due at Check in 3pm. No exceptions. Add 4% for credit card convenience fees, no charge for cash or debit cards. NO CHECKS. We suggest you bring beach & bath towels and your personal toiletries. Toiletries include: 1 roll toilet paper, no beach & bath towels, no paper towels, no coffee filters, no irons, no hairdryers.

DAMAGE/SECURITY DEPOSIT

Condo Damage deposit of ($100 1 bedroom, $150 2 bedroom, $200 3 bedroom, $300 island houses) is required at check in. Your reservation deposit will convert to a damage deposit at time of check in. If there are no damages, your damage deposit will be credited to your credit card account in 7-14 business days after the unit has been cleaned.

House reservation deposit of 25% of rental amount is required at the time of confirmation. Damage deposit is required at time of check in. If there are no damages, your damage deposit will be credited to your credit card account in 7-14 business days after the house has been cleaned. NO REFUNDS ON CANCELLATIONS.

TAXES

Occupancy tax: 17.00%

PRIVATELY OWNED CONDOS AND HOUSES

The Guest understands that the accommodations are privately owned and furnished by the owner and come as advertised. BONITA ISLA RENTALS and the owner are not required or obligated to provide additional furnishings or equipment. Most televisions have cable but some may be satellites. They have been checked prior to your arrival. If you remove the access cards or change cables, etc, the service will be interrupted and you will not have TV during your stay. Our maintenance staff will not come out for television problems you have created. If the major appliances including air conditioning become inoperable, BONITA ISLA RENTALS will exert every effort to have them repaired, and will also make every effort to relocate the Guest if it becomes necessary. Agent can not guarantee the time required to make repairs.

Guest understands that each unit is furnished in relation to the owner's taste and will vary between properties. All properties are individually owned, so please take care of the property as you would your own. Kitchens are well equipped with basic cooking needs (dishes, silverware, pots, pans, coffee makers, microwaves and toasters). Each property is "Inspected" & signed off on by our Housekeeping Supervisor prior to your check in and upon your check out. Any missing items, broken items, smoking, unauthorized pets, excessive cleaning, soiled/stained towels, or trash removal will be billed to your Credit card. BONITA ISLA RENTALS offers no extra towels or maid service. Some suggested items to bring are Beach Towels Extra paper goods (toilet paper, facial tissue and paper towels), Extra Pillows if your wish to sleep with more than one, Coffee filters, Bathing soap and Shampoo, Hairdryers, Irons, Extra Dish Soap, Extra trash bags, Sun tan lotion and Beach Gear.

Our properties have what is termed "Owner's closet", "Owner's rooms", or "Owner's garage". These areas are locked and off limits to the Guest. If you attempt to break into the owner's areas you will be charged for breaking and entering private property. We perform inspections after departure and we do prosecute.

AGE REQUIREMENTS

BONITA ISLA RENTALS only rents to responsible parties. A responsible party must be 21 years or older to rent. A Valid State Drivers License or other acceptable ID is required at check in. Rental agreement holder must be present the entire time of their stay. BONITA ISLA RENTALS does not allow rentals for Wedding Parties, Fraternity Parties, Bachelor or Bachelorette Parties. Guest also understands that a minimum stay is required on all major holidays. BONITA ISLA RENTALS reserves the right to refuse service.

HOLIDAYS

During March and Texas Week Spring Break - Spring Breaker friendly Condos: 5 night minimum on 1 & 2 bedroom condos. Damage deposit (minimum $200.00 1 bedroom, $275.00 2 bedroom) is dependent on length of stay and number of people. HALF PAYMENT OF THE RENTAL IS DUE 10 DAYS BEFORE YOUR ARRIVAL, IN THE FORM OF CREDIT CARD. Only Aquarius, Galleon Bay, Gulfview, Habitat, Las Marinas, Surfside charge a onetime $25.00 security bracelet fee for every occupant, which is paid directly to Aquarius's, Gulfview's, Habitat, Las Marinas's, Surfside's on-site property manager at check in.

During March and Texas Week Spring Break - Family Only Condos: 29+ years old, no parties, and quite time is after 11pm. Your neighbors are Winter Texans, they will let me know if you break the rules. Remember you break the rules, you will be evicted. NO Refunds.

OCCUPANCY LIMITS

* Some 2 bedroom condos can occupy additional persons: Additional $25.00/night per person (7th & 8th person) Many of our properties have occupancy limits and are advertised on the web site. These limits include adults and children. Be sure that you are aware of these limits prior to reserving the unit. If you have more than the allowed occupancy limits staying in the rental property, you will be asked to leave without refund.

SERVICES AND AMENITIES

Many properties have special amenities on the property or access to special amenities including, but not limited to: roof decks, elevated decks, spa, hot tub, Jacuzzi, whirlpool, sauna and swimming pool. Unless otherwise posted, Guest is allowed reasonable use of these amenities during Guest's rental period. The Guest recognizes that there are inherent risks in the use of these amenities which may include personal injury and property damage. Guest agrees to use the amenities in a safe manner and follow any instructions regarding the use of the amenity. Guest recognizes that there are risks to children in the use of many of the amenities provided with the property. Guest recognizes that there are risks to the use of any of the amenities provided if they are used in a manner for which they were not designed. The Guest further recognizes that the use of these amenities may be UNSAFE if: used for an extended period of time; used by individuals who are pregnant or who may become pregnant; used by individuals while under the influence of drugs, alcohol or medication, or; used by individuals with certain health risks. The Guest acknowledges and assumes all risks for the use of any amenities provided with the rental property and Guest further agrees that Guest is wholly responsible and liable for any injury or damage to persons or property as a result of their use of the amenities provided with the property. Guest further agrees to indemnify, save, protect, defend and hold harmless VRMS Real Estate Management and the owners of the property for any damages, costs or attorneys fees incurred as a result of any injury or damage from the use of the amenities. The Guest agrees to assume sole responsibility in relation to these risks and Guest agrees Guest is responsible and liable and will pay agent upon request for any damages to these amenities caused by Guest's misuse or negligence.

PARKING

Guest agrees to use only the parking spaces provided by the property. If you block anyone's driveway or do not observe the appropriate parking places provided, the offending vehicle will be towed at your expense without notice. Many properties offer parking underneath the residence, please note the height of parking under the house. If you damage the house or supporting pillars the Guest agrees to pay for all repairs. No RV's, Campers, or Trailers are permitted on any of the properties. No Parking on Empty Lots. Violation of this will result in being asked to leave without refund.

NEIGHBORS

Please observe any no trespassing signs for any next-door properties. The owners are very serious about no trespassing on their property and will call the police. Please be respectful of your neighbors. Many of these are permanent residents. No loud music or outside parties after 9:00 p.m. Residents will call the police and, if necessary, you will be asked to leave without refund. Observe speed limits at all times. There are many small children living in our rental areas. For our houses that have access only by way of the beach, a driveway has been made accessible for you upon check in, however wind conditions are constantly changing by the ocean and sand is blown around. BONITA ISLA RENTALS will not be responsible if a vehicle or vehicles become stuck in the sand. You will have to hire a private towing service to assist you.

PETS

Guest must understand that pets are allowed in "ONLY" pet friendly properties. Violators will be asked to leave with no refund, and will be charged a $500.00 clean up fee. We will allow one pet no larger than 25 lbs. unless otherwise stated in the property description for a pet fee $25/night. You are instructed that the pet must be on a leash when outside or at the beach. If an unauthorized pet is found in any unit you will be asked to leave without refund. If dog or cat poop is left on the premises, and is not picked up, it is going to affect some of your damage deposit. The pet fee works to serve as a payment for the amenity/luxury of having your pet in the home or condo.

RESPONSIBILITY

BONITA ISLA RENTALS will charge your credit card for the following items: $100.00 charge for lock outs, extra keys, & non-returned keys. Check your property before you leave BONITA ISLA RENTALS WILL NOT be responsible for any items left in the property. PLEASE, throw trash in the outside trash bin and wash your pots & dishes, when you check out. A minimum of $50.00 will be charged if you leave trash in the house or the home is left unusually dirty. Trash cans and dumpsters have been provided for your use during your stay. A $500.00 fine for smoking in our properties.

LIMITATION OF LIABILITY

Guest agrees to indemnify, save, protect, defend and hold harmless BONITA ISLA RENTALS , it's agents or assignees, and the owners of the property for any and all claims, actions, suits, demands, damages and costs related to defending same, including attorneys fees incurred as a result of any injuries to persons or damages to property, including any damages that are the result of the negligence of BONITA ISLA RENTALS, it's agents or assignees, and the owners of the property; any damages that are the result of BONITA ISLA RENTALS, it's agents or assignees, and the owners of the property being sued for as a result of the acts or omissions of Guest or arising out of the acts or omissions of Guest. Representatives from BONITA ISLA RENTALS have the express right to enter the rented properties at any time, with or without the Guest's consent to inspect the property or perform routine maintenance.

CANCELLATIONS

Condo cancellations made more than 30 days before arrival will be refunded, less a cancellation charge of $75.00. Cancellations made less than 30 days before arrival will be refunded if unit is subsequently rented, less a $75.00 cancellation charge.

House cancellations, you forfeit your reservation/rental amount. No exceptions...

All Rates, services, amenities and minimum day requirements are subject to change without notice, please call or email to confirm. Due to resale and maintenance issues, BONITA ISLA RENTALS reserves the right to move the guests to a comparable property. Every effort will be made to ensure the guests are booked in the property of their choice.
